01
the record
Every file you are coordinating, with the one date everything else derives from
This dashboard computes dates from the day counts you enter on the Critical Dates tab. Contingency periods, business-day rules and delivery conventions differ by state, by contract form and by brokerage. Nothing here is legal advice, and every rule is yours to set and to verify against the executed contract.

arithmetic, not memory
Set your day counts once and every file computes its own deadline ladder
Your Day Counts
These start blank on purpose. There is no national standard for any of them — fill each one from the contract form you actually work with. Choose calendar or business days for each deadline. Business days skip Saturdays and Sundays; public holidays are not skipped, so check any deadline near one against your contract. Every count runs forward from the executed date, except the walkthrough, which counts back from the close. Any single file can override a count, or mark a deadline not applicable, under its ladder below.

Required documents are set by your broker and your state. These 13 are a generic starting list and cannot be edited here; tick the ones you hold, and note any extra document your broker requires in that file's Contacts & Notes.

Generate today's risk brief
Reads every active file, computes which deadlines are blown, due today, or landing inside three days, and groups them by the agent who has to act. Copy it straight into an email. Everything in it comes from what you entered — no estimates, no benchmarks, nothing filled in for you.
