The house, where things are, and every system and appliance worth keeping a record of
Every interval, lifespan, cost and date in this file is one you enter. The file opens empty. The tasks, intervals and lifespans in the listing photos were sample data showing how it works — they are not rules. Your manufacturer's manual, your installer, your home inspector and your local building code know your house; this file does not. Where they disagree with anything here, they win. It does the date arithmetic on what you enter and supplies no guidance of its own.
The House
A system is flagged when it is within this many years of the lifespan you entered for it. Your choice, not a rule — set it to how far ahead you like to plan a replacement.
What you mean to spend on routine upkeep in a year. The Upkeep Budget tab measures your last twelve months of logged spending against it.

Your own figure — from the manual, the installer or your inspector. The Warranties & Lifespans tab measures age against this number and nothing else.

02
the exclusive zone
Every recurring job, when you last did it, and exactly when it is due again — overdue first
Built from your own dates
The Maintenance Schedule
Give each recurring job an interval and the date you last did it, and the schedule works out the next due date, counts the days, and sorts the whole house into overdue, due within 30 days and on schedule. Log a job as done and its next due date resets on the spot. Filter by season to see what fall or spring actually asks of you. A printed checklist records that you did something. It cannot tell you, today, what you have let slide.
What Needs You Next
Nothing is overdue or due within 30 days.

The Schedule
No recurring tasks yet. Add the first one below — the date you last did it is what starts the clock.
Log a Job as Done
Logging a job moves its last-done date forward, which resets its next due date, and adds a line to your Service Log with whatever cost and receipt location you enter.
Add a Recurring Task
Your interval, from the manual or your own habit. 12 = once a year.
Leave blank if you do not know. It shows as "not yet logged" until you log it.

Generate the home records summary
For a buyer: every system with its install year, the maintenance history and who did the work. For an insurer: the ages of the roof and the major systems, and recent repairs. For a house-sitter: where the shutoffs are, what is due while you are away, and who to call. Nothing is estimated and nothing is filled in for you.
